Renters advocacy group wants property risk disclosure extended to tenants

Renters have the right to know if they are moving into a home that is at risk of flooding or earthquakes, an advocacy group says.

A law change that comes into force in 2025 means councils must disclose natural hazard risks to prospective home buyers via land information memorandums (LIMs).

But Renters United president Geordie Rogers said prospective tenants were still in the dark.

They should be privy to the same information, especially with the increased frequency of severe weather events, Rogers said.

“There’s no standard in terms of making sure a renter is informed of what risks posed by the environment are at the property.”

Healthy Homes standards required landlords to show their property was properly heated, insulated and has working fire alarms. Rogers believed there should be similar statements regarding flood or earthquake risks.

…let’s get this straight.

The Landlord gets told all the problems, but the tenant is kept in the dark so the Landlord can rent it out without alerting the tenants to flood threats?

How disgraceful!

There is a class war being waged by the Landlord class against the renter class but because middle class woke activists have sucked all the oxygen out for their identity politics virtue signals, there is no media oxygen to identify this as a class war!

Real Estate Pimps have donated millions to National and in return National have given landlords the right to kick tenants out with no notice while reopening Landlord tax loop holes! They have also made it impossible for pet owners to rent with their new ‘Pet Bonds’!

There is a class war on renters but we don’t have the political vocabulary to articulate it.

Let’s remind ourselves just how vested the Landlord class is..

The neoliberal State work hand in glove with the interests of the untaxed capital gains private landlord class to constantly keep desperation in the Housing market by never building enough State Houses WHILE handing taxpayer funded subsidies to the untaxed capital gains private landlord class!
Landlords about to win biggest class war victory in NZ History and it’s going to happen because the electorate are still furious at Labour and Jacinda over Covid.

The electorate chose to cut their noses off to spite Labour even when the face they mutilate was their own!

Labour squandered a once in a generation MMP majority and the backlash to their incrementalism is the most extreme right wing Government NZ has had since Roger Douglas.

Apparently all of this is a surprise to Chippy who still ha no idea why Labour lost the election!

Any one living in a home in this shaky island wether it is a palace or a shack faces the chance of an earthquake destroying all you own ,a flood is predictable in certain areas.With a shortage of rentals is anyone going to turn down a home if they knew a 1 in a 100 year flood would damage it .I doubt it .

    They claim they’re doing ‘everyone’ a favour. But instead what they’re doing is screwing everyone they come across and think they’re the victim!!

  3. There are landlords and there are that species of tax evading speculator that pretend to be “property investors”. Both represent a deadweight cost to the economy, but the latter are corporate, not human entities, and may be eliminated without compunction.

  4. If the landlords accommodation subsidy was scrapped, the $1.5 billion per year freed up could build or purchase out right 30,000 state or social houses. An additional 30,000 state rental units would drive private rents lower and drive first home prices lower.

  5. Renter strike. No payments until laws reflect balance.
    Good luck clearing the backlog in the tribunal system, evicting tenants and getting your mortgages paid.

    • The current government are not sympathetic to such things more than likely the current government rushes a landed sympathy package through or straight bails them out.

  6. If it’s flooding risk you want to know about then council flood maps are public and free. If you go up a hill to avoid flooding, well then slip risks are mapped too.

    No need to pay for a LIM report. But also you can, if you want that level of detail. Heck, ask your LL about risk, then get the LIM, then take them to tenancy for a rent rebate after they invariably lied to you.
