Concerns many Kāinga Ora homes are built on flood-prone land

More than 10,000 properties owned by the Government’s state housing agency are on flood-prone land and it has plans to build more.

You would think that building State Houses on flood plains was a recipe for disaster, especially when it turns out that the barest minimum requirements are what Kaianga Ora have used…

“Developing in a flood prone area is not a problem per se, in fact what it does is it allows us to design to make sure we mitigate for the flooding impact,” says Kāinga Ora’s general manager of urban development and delivery Mark Fraser.

Māngere housing advocate Jo Latif says some of the houses were lifted off their foundations while families were still inside trying to escape.

Latif is part of a group advocating for Māngere’s state housing residents.

“I’ve heard from Kāinga Ora that they have done the minimum council requirements for their new houses and frankly, you know, in Māngere, we are sick of the bare minimum.”

Does it fill anyone else with terror that the State Housing Agency is building on floodplains?

Does it fill anyone else with dread that they are putting in the lowest effort required for events that are extreme?

This is the agency who were throwing tenants out onto the street for flawed meth tests, is their, ‘trust us’ really good enough?

Here’s the kicker…

Fraser says Kāinga Ora has been making sure that any decisions it’s made on housing since the middle of last year, with any business case for housing, includes climate resilience.

…fuck me backwards!

Are they telling us, ‘no worries, since last year we’ve been all about climate resilience’????

SINCE LAST YEAR?

WTF?

Have they only just heard about climate change have they?

So from last year climate resilience has been added to their decision making for state housing?

So everything before 2022 hasn’t been built with climate resilience?

Sweet Jesus this has all the ingredients of a cluster fuck beyond their flawed meth testing cluster fuck.

We will see far more flooding and you can already hear Kaianga Ora Executives mouthing their excuses.

There is never any accountability in this country thanks to underfunded public services that stopped giving. fuck decades ago.

  1. What about looking after our people first before focusing on Climate Change which may or may not be one Big Hoax. I agree we need to sort out pollution bur NZ contributions are minimal compared to China and the USA, who do not give a Rat’s Anus about Climate Change.

      Climate change is not a hoax. Anthropogenic climate change is not a hoax.

      Alarmist Anthropogenic Climate Change is criminal and fraudulent.

  2. NZ has to build on floodplains because that is the only place left with the space to build the housing types that New Zealanders will accept.

    The median voter – both Nat and Labour – appears to loathe the concept of low-rise apartment buildings anywhere near their suburb and think that the poor and KO should go build in Outer Hamilton, or anywhere somewhere out of sight of Aucklanders.

Yes all those consultants have to be paid somehow, you know like taking the money from building long lasting state housing that won’t fall it’s it’s foundations this winter or the next summer cyclone, and instead spending them money on themselves for thousands of hanger ons advising, on the teat of Kainga ora?

  4. Well, you would have to wonder why its the cheapest piece of land on the block, would you?

    but the boom industries are Airbnb and cohorted investment housing where investors buy into affordable housing developments and lease the properties to Kainga Ora! Guaranteed income and risk are offset because maintenance is provided as part of the deal.

    • Like Kianga Ora buying council owned affordable housing.
      It is a win:win? But for whom?
      Kianga Ora balance sheets shows more houses. Their waiting lists shows no improvement. Not a win for those on the waiting lists.

      At least the council then use that money to subsidise community housing providers to build new houses “in flood prone areas.” Most houses in NZ are located outside 1:100 flood zones…… meaning if the weather does what weather does it is a matter of time before these houses will be flooded.

      Ever wondered why there are so many empty state owned houses at a time when waiting lists are increasing?

  5. It is about time that TDB speak to a flooding engineer or any other sort.

    Engineering is about managing risk…. and making money (earn a living) like any professional blogger. Engineers are told by clients and authorities what constitute acceptable risk and then they design and build what clients want to the agreed specifications.

    Bloggers on the other hand has few boundaries imposed on them.

    Had you paid attention when the story of Noah’s ark or the story of the Waimea Taniwha was shared with you, you will not buy or build a house in the Waimea (or any other) river plains.

    Yet. We build new houses in these flood plains and insurance companies fall over themselves to sell you insurance policies.

  6. Is Kainga Ora a part of government services? is this then not a cause of Government tells Government about climate change?

    • Nearly all houses in NZ is on land that will be flooded during a 1:500 year rain event.
      This observation is founded on better science than the statement that “nearly all men are not women”.
