  1. Land policy is key to the housing crisis. It is inflated land prices more than building costs that cause the majority of the price inflation. Urban land makes up less than 1% of NZ so we can always find more. None of our cities are as big as Sydney, Melbourne etc. It would just take an active government willing to build roads, passenger rail, express bus lanes and fund it through compulsory acquisition of land at rural land values for housing. Using the difference between approximately $50,000 hectare for rural land to the $1,000,000+ a hectare in places like Hobsonville to fund the affordable housing.

    It is not like the government hasn’t taken an active role in the land market before. In fact the whole family farm rural economy was an active project of government land policy. Read about it here.

    Of course the First Labour government did something very similar to what I propose in building the original State houses.

  2. L0L – terrace housing units at Eden Park !!!!

    With – a large village commons no less , – complete with goal posts for the kids to practice kicking balls over.
