But Penk’s speculation the stricter insulation requirements were causing overheating has been dismissed by experts who spoke to the Herald. The Green Building Council said rolling back H1 standards “goes against global best practice”.

Insulation doesn’t work that way – The Minister’s bumbling bullshit panicked response is because he’s here to deregulate the building codes when it is this exact lack of oversight that has built houses that fucking cook the people inside them!

This is why I am so cynical of ACTs Regulatory Standards Bill, we need MORE oversight and MORE State capacity to police that oversight to avoid building houses that roast the people inside them FFS!

Allowing a Corporate Body to prevent legislation based on a narrow interpretation of property rights as the only rights creates houses built that operate like ovens – that’s the fucking free market at work!

We need actual regulatory oversight and the ability to properly police that housing build to ensure homes that are heat proof, water tight and healthy!

Watching National try to respond to more mishaps caused by a lack of oversight by proposing even less oversight will be exiting.

  1. The point here is that regulation (thus the government) cannot save people from themselves. What is needed is intelligence and experience. NZ is and always has been a sunny place with lots of solar radiation.

    • The regulations exist to stop people from buying houses that will turn to shit within months of purchase. The amount of ordinary Kiwis that know anything about structural engineering, architecture, or building is minimal, and yet your moronically glib solution is based on a stupid assumption that people have the time to upgrade their knowledge of building design to at least a tertiary level. As usual you have no point to make. You are pointless.

      Most peopke don’t have a clue on what makes a house safe, watertight, and liveable..

      That’s why experts in their given
      fields carry out a lot of research
      to then formulate minimum standards so that ghettos, in one form or another, are not being built.

      Auckland has some of the highest residential real estate price averages in the world and yet are building some of the crappiest pieces of crap anywhere to be found.

      People rely on regulation to ensure that they are not being sold a lemon
      thus being ripped off.

      Deregulation of the building industry, to supposedly save money, is the dumbest of dumbest ideas from a very dumb government…

      Why doesn’t Penk go after the bottom feeding real estate agents, instead of this ridiculous idea of lowering insulation requirements to supposedly save $1,500 (which it won’t because he hasn’t factored in the quid pro quo factors)…

      …bring into law a maximum commission for realestate agents fee of 1% only for selling a house…

      That would immediately lower the price paid for an average house by $ 30,000 because there’s always an agent lurking somwhere to clip the ticket for doing 5/8ths of sweet fuck all …

      When you look at the effort and qualifications and responsibilities required by Architects, Engineers, Builders, Electricians, Plumbers and many others, when building a house,
      agents have been clipping the ticket big time on the back of everyone else’s efforts….that needs to stop!!

      Cutting insulation to save money is akin to not going to the dentist for regular checkups…short term saving…long term, baked in, bad consequences.

      A very stupid ill conceived idea from a very stupid, in the pocket of big business, government, without any consideration for the wellbeing of the citizen’s of the country.

Houses have to be warm in winter and cool in summer, this obviously requires some input from the house inhabitants by closing windows in the winter and opening them when hot or having other ventilation methods as insulation is just a product with the ability to limit the transfer of heat but has zero ability to think. Our house is 9 years old with lots of windows on the North and West sides with a large open living, dining and kitchen area that is comfortable even in hot weather although sometimes we open the sliding doors as well. We also have a mid size lounge that has 2 and a half sides of windows and a door so when it is closed and the sun is shining ( it doesn’t need to be hot outside) this room can get hot to very hot but opening the windows and closing the curtains can reduce the temperature and there is also a heat pump that can cool the room as well.
    While you are quick to condemn the house design I suspect that it is doing exactly what it was designed to do, a heat pump and solar panels seems to be a way to get a low running cost cooling system for the houses.

    • No dumb ass the design is actually the problem with these builds. They can’t open windows to create a through draft because the windows that open are not there or too small. The big windows on the north side do not open, and there are no eves. These are badly designed and have created summer death traps for those unfortunate enough to live in them. You obviously don’t have the same problem in your house. Well, lucky you.

      • I’ve noticed in some new builds there aren’t many windows big enough to air the houses properly, poor design.

    • Nearly all houses being built now are townhouses.
      Because they, developers and councils, are trying to make more money from smaller sites by cramming more units on them …at the same time trying to keep the sq.meterage of the unit as large as possible.
      Because of the necessary height in relation to boundary light laws the roof overhangs/ eaves/ soffits ,whatever you like to call them, have been done way with.

      Most houses used to be built with 600mm wide eaves….now it’s just 50 mm, or none at all….just a fascia board with a gutter attached.

      This has major consequences as to, a) How a house can remain cooler ,or not, combined with how high the R.value of the insulation is ..
      The higher the R value… the more effective it is …Penk wants to reduce the R.Value to, supposedly, save a bit of money.
      The installation cost will be exactly the same so there won’t be much saving going on.
      b)The other negative of doing away with eaves is that there’s a much greater chance to ending up with a leaky house….but that’s another story…

      However the hot box house disaster is like leaky house Mark 2…both problems are baked in due to greed, leading to poor design , poor regulation and poor oversight.

      Opening windows on both sides of the house to allow airflow is not an option as they not designed to allow for that…. many, either don’t have opening windows at all, or, have a very small opening due to saftey/ security stays.

      Many houses in Auckland are now built by either Chinese or Indian developers for the Chinese and Indian market and many of them will buy any piece of crap because that is what they are used to back home.

      However it is very bad for the overall quality of our housing stock.

      Why is this being allowed to happen? ….Scratch beneath the surface and all roads lead back to greed!!

  3. I would dare to say that New Zealand has the worst house design on the planet because we do get very hot and at times very cold. Plus where are the solar panels

  4. People have to make an effort, yes, but insulation should help keep a well-ventilated place cool in summer as well as warm in winter. It needs to be ‘designed’ to be safe to allow the place to ventilate while they occupiers are at work.
    Penk officially joins the list of ignorant, incompetent dunces who ‘run’ this country.

    • National isn’t just “pointing it out” they are part of the overall problem with building large scale ‘terraced housing’ in NZ no matter what govt is in power.
      The problem is the building code and design of these buildings. For National to just blame it on being “over insulated” shows their total ignorance. The private sector will just whack up anything to make a buck so the answer is to take heed of organisations such as the Green Building Council and not lobbyists for quick buck building products.

      I don’t think so.
      I thought you were going to come back refreshed and rebrained after Christmas but it would seem you over indulged and your brain became even mushier.
      One thing we may agree on is that at least Labour built more houses than the current lol will if they last 6 years.

    • A more realistic explanation for Penks assertation that it insulation to blame, rather than a decent aircon system, is that his property developer mates would immediately come under scrutiny.

You never fail to give us your belief that Labour is to blame for everything( though personally I think you are in error – all our problems come from a combination of Freemasons, Zionist Jews and the creatures from the Planet Dork who have secretly infiltrated our society).
    I do applaud your efforts and I hope no clever dick is going to read the article carefully and start pointing out piffling details like Chris Penks explanation about insulation causing overheating (despite what experts say) and about all the new builds that are going ahead at present( with even less regulation of health and standards proposed).
    B’god takes me mind back to the leaky homes caused by untreated timber. Lot of donations to political parties by the building industry then too. Calls for deregulation then too I recall.
    But of the point. As I say Trevor congratulations on your persistence in pursusing the destruction of the Left Opposition and the triumph of reactionary forces.

        Great enlighten us with where you got the information that labour was in power when these were being built? The photo in the article shows the builds in Hobsonville, which I worked on, back in the early 2010’s. I’m pretty sure Johnny Key was in charge back then.

  7. I’m sitting in my lounge right now.
    Outside temperature 26 degrees, sun shining, gentle breeze. House built in 2004.
    I’m not hot just comfortable.
    Windows all open to let the breeze through as are all the doors.
    Our house has the living area and 2 bedrooms facing north and west.
    I believe the advantage we have is the ability to open all doors and windows to the max. The fitting of fly screens is a bonus because we can leave the house open wide until late at night and not be plagued by pesky insects.
    I admit that it gets hot and stuffy if we shut the house up completely when we are out. However that doesn’t happen often as we trust foolishly maybe that our security system and security stays will be a deterrent to a burglary.

  9. Building design in NZ is a joke, we give awards for designing shower doors that clash with vanities, apartment loading docks that you cant fit a truck into. And still buildings that leak with silicone flashings that will leak in the future. Then hide any reporting behind paywall so dodgy builders and developers can continue.
