Property Investors Federation claims to have plan to fix rental property crisis

The Property Investors Federation has launched a five point plan which it says will fix the rental property crisis.

…the lowest levels of hell are reserved for greedy landlords, all property managers and child molesters.

The Property Investors Federation must face intense and never ending hate now we see their malicious and spiteful plans to cripple renters.

To stave off an economic stampede as Covid broke out, the Government pumped billions into the banks who in turn used that to spark a speculative gold rush that will crucify renters once Adrian Orr has to raise mortgage rates.

Mortgage rates that the Megalandlord scum class will push straight onto their tenants!

The landlord class have a vast power over the renter class who have bugger all!

Surely an explosion of food inflation and oppressive rent hikes must be met with militancy!

A nationwide rent strike with clear instructions to the landlords to get the rent paid by Labour would terrify this nation of property speculators and their political handlers.

Burning down ghost houses should be next.

Previously renter militancy couldn’t be collectively harvested to be effective but social media can do that and so much more!

The politicians, landlords and banks have rigged the game for themselves – if we enter a winter of discontent from greedy landlords raising rents, we should strike back on the place that hurts them most, their wallets and their precious assets!

The truth (like everything else in fucking NZ), is that the under regulated free market has been warped by the wealthy for their interests and all Labour attempt is bullshit tinkering on the sides rather than challenge the dominance of neoliberal theology.

We have allowed the commodification of houses to be a means to make wealth and people are chasing that with all the nuance of meth addicts in a P lab.

If Labour wanted actual solutions, these 3 would do it.

1 – FLOOD MARKET WITH MASS STATE HOUSING REBUILD: End the scum landlord subsidy of housing allowances end putting money into the pockets of unscrupulous motel owners by rapidly building 50 000 new state homes. Scum Landlords can do as they please because the level of desperation amongst renters gives them total power. Flooding the market with 50 000 new state houses would rob scum landlords of that desperation.

2 – STATE HOUSE FOR LIFE: Allow beneficiaries to stay in their state home for life so that they can create stable communities and that their desperation is never transported back to Landlords.

3 – DEPOSIT RESTRICTIONS: First time home buys should be required to have 10% deposit, but the more properties you own, the higher the deposit. The reason the speculators can out buy any first time home owner is because they can use their multiple properties to leverage more debt. If you are a property speculator, you need to turn up with a 70% deposit to counter the leverage multiple properties allows them.

If Labour want to actually solve the problem they have to regulate the market and re-set it so that speculation is punished while first home ownership and housing of the poor is championed.

For too long we have allowed the the rich to dictate the rules, if Labour’s kindness is to be meaningful, it needs to challenge that dynamic.

Unfortunately Labour are not looking for solutions, they are looking for the pretence of a solution to ease criticism from their Left.

That’s ‘neokindness’.

A rent strike would force Labour to do something more meaningful than tilting their head to one side and nodding sadly!

  1. Renters should throw them off buildings… give it time… National and Labour are engineering a civil conflict situation… it won’t happen overnight, but it will happen…

  2. The problem, Martyn, is that Labour knows what it must do: you and many others have told them again and again. But Labour has no intention of doing it; Labour is now the alternative party of property-owners who vote Labour into government occasionally when they’re bored with National.
    Labour has betrayed the class it once represented, and forfeited their vote. What is left but to renounce liberal democracy long captured by the middle, and join the ranks of nonvoting ramraiders?

  3. Couldn’t agree more regards scum landlords and Lanour’s neo-kindness. But Labour also currently administers a social houing system that requires Social  Housing Providers such as  Otautahi Community Housing Trust to charge some tenants a fixed rent of 25% of their income while insisting others pay 70% market rates, increasing at 5% per year due to mandated rent rises.

    The Accommodation Supplement available through WINZ is capped and only covers a small percentage of the increase. Roughly $2 out of every $10 is recoverable. Leading to an ever decreasing income.

    In this case, it’s hard to see where the neo-kindness stops and the slum landlord begins

Hopefully all the private landlords will sell off their rentals and that will leave renters at the mercy of the state and big business who seem a lot more efficient at neoliberalism judging how emergency housing is now at $1200 per room being cheerleader by the Greens, Labour and lefties as a better alternative.

    It is also good that working NZer’s will not save via housing and instead spend their money in other ways and expect the state to supply them a cheap rental at retirement and not have any housing for their kids to inherit.

    I am sure that the woke think this is a fair idea (for everyone to rent and be reliant on the mercy of the state) because if some nurse or police officer can give their kids a house to inherit it is outrageous that someone on a benefit can’t do the same!

    Who wants to work anymore, you even get free food parcels and your own free food supermarkets (presumably staffed by minimum waged workers and the food supplied from one of NZ duopoly supermarkets). Show me the money for social bonds!!!!

    I am sure that Kiwisaver which is not guaranteed, can be completely relied on to make sure that the next generation are not pensioners in poverty, (sarcasm) as financial markets are as safe as houses and don’t fall every 10 years.

    • I can think of 3 obvious consequences if private landlords sell their rentals
      1. it is to a first home buyer so that is one less rental house needed
      2. it is to another property investor so it will probably be available to rent again or a development of multiple units is built on the site so no cause for concern
      3. an existing homeowner purchases the property so they could either keep their existing property to rent out or sell it to a first home buyer or property investor so still no cause for concern.

          • That you have never experienced what the vast majority of renter’s goes through thanks to property flipping just means that your loved experience is just an acception, notthe norm. There are no rental agreements lasting about 10 years. That’s not stable, that’s nimble 🙂

  6. Among the recommendations are allowing landlords to charge 12 weeks bond. Even the cheapest rents would mean about $4-5000 that tenants will have to find before moving in. That will probably end up as debt to WINZ.

    • and you can forget getting most of your bond back..
      excuses can always be found to withhold it…it’s part of the landlords income stream.

  7. Yep, rent strikes and occupations of empty commercial and residential property will make “fear a factor” for landlords. Taxpayers–often renters themselves–have to subsidise multiple property owners mortgages, John Minto exposed the true horror of the numbers…

    These bludgers are who NZ Labour are supporting, but be under no illusion, the natzos will support even more of them! The only answer is community and working class political organisation and action to force a state house mega build. Approaching half the country are now renting over priced dumps, something has to give and it should be landlords.

    • 50 dwellings – They should have lost a lot of TAX FREE capital gain due to the pandemic but RBNZ and Jacinda pulled all levers to stop that from happening and instead reversed it. So, taking $300k TAX FREE capital gain per property if these parasites sold (which many did, they sold their shittest properties that would not pass the healthy homes rules to naive FHB’s). That gives them $300k x 50 = $15 million TAX FREE PROFIT in a single year. Not including the massive profits they have made from previous years of loose monetary policy keeping the ON TOP. If these bludgers did not sell then they upped their rents and made the tax payer pay if the tenant could not afford it. This whole thing is morally bankrupt and corrupt yet Labour supports it. What a twisted sick joke. Any MP that has more than one property either sells up or leaves parliament. We cannot allow this conflict of interest that is corrupting every one of them.

  8. Meh, landlords are ultimately in control of their property and the harder you make it on them the more choosy they are going to get. Indeed, a lot of landlords can just as easily throw their tenants out (even if that takes months) and then stop renting altogether. After all, they’re all making vastly more money on capital gain on the house than from what get renting it out. And it’s not like renting out a property doesn’t come with all sorts of expenses (not to mention and unforeseen drama) that wouldn’t happen if you just did nothing with it.

New Zealand needs a Squatters Law where a squatter can enter and live in a residential premise that has been vacant for more than 6 months and after continual occupation of say 2 years can claim squatters rights and become the registered owner. Then Domdave would have some incentive to either efficiently rent his property or get out of the “housing as home market” and move his speculative funds somewhere with actual risk.

  9. It just shows what a 3rd World country NZ is? With only a small population of only 5 Million people, there should be no one unhoused or any Homelessness in this Country? Both National & Labour are responsible for this shameful lack of care for Kiwi Citizens? The Commodification of Housing from being a fundamental human right to now just another speculative asset class for a small group of greedy people to profit from is reprehensible!   11. There are approx 600,000 rental houses in NZ with no more than 510,000 owned by the private sector. When you run the maths using the lowest range number according to Tiger Mountain investors own over 2.35mil properties! Solving the housing problem starts with education, not comments by muppets. If you want less of something you tax it, if you want more of something you subsidise it. The only way to bring rents down are to have surplus rental houses in the market. All Governments need to focus on maximising the supply. Unfortunately they are learning its bloody expensive to source the land, and build houses. Even banks are now running scared!
