New Home Consents Continue To Break Records

A record 44,299 new homes were consented in the year ended June 2021, Stats NZ said today.

“The annual number of new homes consented rose again in the June 2021 year, the fourth consecutive month of rises,” construction statistics manager Michael Heslop said.

There were 41,028 new homes consented in the March 2021 year, 42,848 in the April 2021 year, 43,466 in the May 2021 year, and 44,299 in the June 2021 year.

  1. Will more houses mean cheaper houses?
    Overseas experience( ireland for example) shows that more houses alone does not necessarily bring the price per house down especially when the main component of the high price is land.
    In a capitalist system developers do not build houses to sell them at a loss. Banks do not lend them money to do it either.
    So state intervention is needed -SOCIALISM!- if Labour actually wants home ownership for the majority of the population.
    Past Labour governments did it – state control of land prices. Laws that prevented land banking. State Advances loans.
    Further inaction will lead to the voter apathy that can cost Labour the next election. I recognise that many Labour MPs are property owners who do really give a fuck whether people own houses or not but if they want to keep their bums on seats in parliament and keep their ministerial salaries they better do something now.

    • Analysing the amount of new codes of compliance and the valuation via council rates will be a good indicator of the state of the property market month to month, and the price levels and affordability of new stock, how many are there and where are they.

      ‘New consents’ is bogus way to measure because it is a piece of paper at that point before any building has started and building may not start for many reasons. So counting new house consents does not mean a new house which is what most people would assume it means.

      After decades of housing shortages, constant lying, policy and media on this, you have to wonder why nobody is pointing this out.

  2. A consent is not a useable home, if you want to work out how many new houses are coming into NZ then you need to look at new Codes of compliance certificates for homes.

    Stop promoting fake news and the land zoning Ponzi, because that is why NZ now has so many homeless and in emergency housing. They are demolishing the housing and then not actually providing code of compliant housing in it’s place.

    Nobody can live in ‘a new consent’ and this approach is deliberate in it’s false advertising to the public and the gullible politicians thinking the system is working for decades when it isn’t!
